Disclaimer
Everything on this site is an estimate produced from public averages. Read it as a well-informed guess, not a document.
Not an appraisal or a loan quote
The values here are modelled from a statewide house-price index, not observed from the property. The payments are modelled from survey-average interest rates, statewide effective tax rates and statewide insurance averages, not from anyone's note, tax bill or policy. No lender is bound by anything shown here, and no figure on this site should be used to make an offer, price a listing, or plan a closing.
Not financial, tax or legal advice
HouseholdMath is not a lawyer, an accountant, a mortgage broker or a financial adviser, and nothing here is advice. Decisions about buying, refinancing, cancelling mortgage insurance or appealing an assessment should be made with a professional who can see the actual documents.
Not a consumer report
This site is not a consumer reporting agency and its output is not a consumer report under the Fair Credit Reporting Act. It must not be used, in whole or in part, to make decisions about credit, insurance, employment, tenancy, or any other purpose covered by that Act. It holds no personal data about anyone and could not support such a decision even if someone tried.
The salary estimate is about a job, not a person
Where an occupation is entered, the site reports published wage statistics for that occupation in that labour market. It has no information about any individual's actual earnings, employer, household composition or assets. Presenting its output as a statement about a named person misrepresents it.
Known sources of error
- Property tax rates are statewide effective averages; county and city rates vary widely around them.
- Insurance premiums vary more by property and claims history than by geography.
- Appreciation is a state-level index applied to a single house.
- The down payment, if not supplied, is assumed — and it is the assumption that moves the result most.
- Exemptions, abatements, assessment freezes and special districts are not modelled.
Use the numbers to get oriented. Verify anything that matters against the actual paperwork.
